EICR
  • An EICR is an Electrical Installation Condition Report, it is a document that is produced following an assessment of the electrical installation within a property, including plug sockets, light fittings, fuse box etc.
  • It is a legal requirement for HMOs to acquire an EICR, also known as a landlord electrical safety test, at least every five years.
  • Since the 1st July 2020, all private rented properties (including single-let) in England must acquire an EICR for new tenancies. As of 1st April 2021, all existing tenancies in England must acquire one.
  • An EICR report for both HMOs and Single-lets must be renewed at least every 5 years.
  • Landlords must provide a copy of the report to their tenants at the beginning of the tenancy.
  • Local authorities may impose a financial penalty of up to £30,000 on landlords who are in breach of their duties in regards to electrical safety.
